This paper examines the housing quality in segregated residential neighbourhoods of Bauchi metropolis. A total of 600 questionnaires were administered in the study area and the data collected from the survey were analysed using factor analysis. The research revealed that the housing quality in the study area is based on the building design, roofing materials, wall materials, condition of buildings, the age of the buildings, internal & external facilities, toilet & bathroom facilities, and the source of lighting. The research also revealed that the housing quality in the high and medium density areas are relatively lower than that of the low density areas.
